NEXTA Studio is an architecture, engineering and permit design studio. We work with homeowners, contractors, developers and business owners who need plans that are clear, complete and ready for review.
One studio, one coordinated set.
Most projects need more than one kind of drawing. An addition needs architecture, structure and often new electrical and HVAC. A restaurant needs all of that plus a code analysis and kitchen coordination.
When those drawings come from different offices, the gaps between them become comments from the reviewer or surprises in the field. We prepare them together, so the beam on the structural sheet is the beam on the floor plan, and the duct has somewhere to go.
We serve Washington DC, Virginia, Maryland and Florida, and prepare each set to the requirements of the jurisdiction reviewing it.

Clear drawings
Every sheet should answer a builder's question before they ask it. Dimensions, notes and details are complete and easy to read.

We check zoning and building code requirements at the start, not after the reviewer finds the problem.

Tell us the plan
Send the quote form or request a consultation, and attach any photos or drawings you have. We'll ask a few questions about the property, the scope and your timeline, then send a written quote.

Existing conditions
We review your survey, photos and any existing drawings, and measure on site when the project calls for it.

Design
We develop floor plans, elevations and, if you'd like, 3D views. You review, we revise, and we confirm the design meets zoning before moving on.

Engineering
Structural and MEP plans are prepared against the final design and coordinated into the same set.

Permit set
We assemble the complete construction drawings in the format your jurisdiction requires and help with the submission.

Comments & approval
If the reviewer issues comments, we revise the drawings and write the responses until the permit is approved.
